What to Study for the NHBRC Technical Assessment

Ground and substructure
Bearing capacity, founding depth and the behaviour of clay soils. The recurring idea is that structures tolerate uniform settlement far better than differential settlement, and that most foundation damage traces back to inconsistent support rather than insufficient strength.
Masonry
Bonding, mortar behaviour, cavity construction, wall ties, movement joints and openings. The principle that ties this area together is that mortar joints are meant to be the sacrificial, repairable element — which is why mortar stronger than the units is a defect rather than an improvement.
Concrete and reinforcement
Hydration rather than drying, the effect of added water on strength, curing, compaction, and cover to reinforcement as a durability provision. Most concrete defects are placing and curing failures rather than mix failures.
Moisture
Damp-proof courses and membranes, continuity, bridging, cavity trays, weep holes, flashings and roof falls. A barrier only works if nothing bypasses it, and the majority of damp problems are continuity failures at junctions.
Roofing, drainage and finishes
Truss behaviour and bracing, wind uplift, covering pitch, roof ventilation; drainage gradients and trap seals; and the bond-dependence of screeds and plaster on substrate preparation.
Quality, sequence and site practice
Inspection before concealment, defect diagnosis from symptoms, remedial work that addresses cause rather than evidence, and the order in which work must proceed.

- Brickwork and blockwork — bonding, mortar, cavity walls, ties and movement
- Concrete and reinforcement — hydration, curing, cover, compaction and defects
- Damp-proofing and waterproofing — barriers, continuity, bridging and roof detailing
- Roofing and roof structure — trusses, bracing, wind uplift, coverings and ventilation
- Drainage and plumbing — gradients, traps, ventilation, access and stormwater
- Finishes, plaster and screeds — bond, substrate preparation and shrinkage
- Quality control and defects — inspection, diagnosis, remedial work and records
- Site practice and sequence — setting out, temporary works and construction order
